Houses in Oblivion Remastered function very similarly to real-life, in that they are buildings that someone, or multiple people, can live in. In Oblivion Remastered, you’re able to own on house in each of the cities, aside from Kvatch, up to a maximum of eight houses. Your house allows you to store items and sleep.

By visiting a merchant you can upgrade, or furnish, your house. These upgrades cost between 2,000 and 30,000 Septim depending on the house you’re trying to furnish. However, if you purchase the house in Anvil it’s fully furnished after completing the Where Spirits Have Lease quest.

Sometimes on your adventures, you’ll find that there are houses or properties you can use to rest or store your items. Some are simply abandoned homes, while some require completing quests or joining groups. We’d recommend not leaving anything of importance or high value in these properties though, since occasionally their inventory will be reset or lost completely, meaning your items are gone.
